Mold Testing is now available for concerned buyers, with Certified Lab Results in 3-5 days. You’ll receive information on particular mold types or species that may be present.

Here in the Lowcountry, we’re no strangers to humidity and moisture, and it’s understood that mold spores and fungus are all around us even when they’re unseen. You can expect some mold to be found in most samples, because molds are a normal part of our ecosystem and do provide some environmental benefits. But what is valuable is understanding if particularly problematic or harmful molds are present.

We are able to provide an independent Mold Testing visit, or as an add-on to any 20/20 Home Inspection™ for a significantly reduced cost.

In addition to Mold Testing, consider our Infrared Thermography service, which can locate areas of specific concern like concealed moisture or heat irregularities that could significantly boost mold presence. These techniques work in tandem to locate and define problematic mold presence.

As part of our Mold Testing service in Hilton Head or Bluffton and the surrounding areas, we acquire both air and surface-based samples, and the testing can be focused on any particular areas of concern you might have, or that we may discover during the course of a home inspection. Obviously, if a surface shows visible mold or indication of past mold (such as drywall subject to excessive moisture exposure) we would want to do targeted testing for that specific surface.

Understand that with our routine home inspection services, we would be looking for visual indications of mold during the normal course of that inspection, and would report it to you as a potential issue with recommendation of further testing. But if you are aware of such indication or, more importantly, would like us to sample for concealed or invisible contamination, that’s where clinical Mold Testing makes the difference. Our Mold Testing service is performed in line with industry standards and subsequent Certified Lab Analysis.
